智通财经APP讯，正荣地产(06158)发布公告，预计集团将于2024年度取得母公司拥有人应占亏损约人民币60亿元至约人民币70亿元(2023年度母公司拥有人应占亏损约人民币84.68亿元)以及核心亏损(即剔除减值亏损、公平值变动及汇兑损益等非现金性质项目影响后的净亏损)约人民币25亿元至约人民币35亿元(2023年度核心亏损约人民币17.58亿元)。
母公司拥有人应占亏损主要源于以下原因：于2024年度，随着中华人民共和国房地产行业整体需求下滑，造成项目售价及毛利下降以及开发中物业、持作出售已竣工物业及其他资产相关减值拨备;未资本化的融资利息增加;及投资物业公平值下降。
预期亏损将会减少，主要由于对比2023年度，2024年度毛利增加及减值拨备亏损减少。
