由于中国物业市况疲弱，尤其是商业及零售物业类别，导致集团位于成都及天津的两个综合发展项目的余下部分销售进展缓慢。另一方面，由于集团的物业组合的减值拨备增加以及税项支出金额庞大，令集团于年度内所产生的亏损较上一财政年度增加。
