九建(00034.HK) 或相关人士两年前曾就元朗南生围东成里用地向城规会申请发展大型屋苑,惟遭该会拒绝。不过,该会上周五(21日)重新审议申请后,决定在有附带条件下批准,将建约3,565伙。
上述地盘位于第103约多个地段和丈量约份第115约多个地段,位于博爱医院的东北面,毗邻屋苑包括山水盈及尔峦等。地皮由港铁屯马线分隔南北两个部分,占地达约57.68万方呎,现划为未决定用途。
根据发展商递交的方案,项目拟以总地积比约3倍发展14座分层住宅及9幢洋房,提供3,556伙及9间洋房,涉及的总楼面面积约174.6万平方呎,当中包括约5.8万平方呎商店及安老院等设施。除了住宅外,地皮的北面地盘提供生态湖、保育区及保育径等设施。
有关方案曾于2023年初遭城规会拒绝申请,因为用地属于“未决定用途”地带,以往被视为短期至中期内潜在公共房屋发展的选址之一,发展项目将占用潜在的公共房屋用地,从而影响政府在东盛里推行公共房屋发展的计划。此外,若该申请获得批准,可能会损害“未确定用途”地带的整体规划。
不过,政府已确认未来十年公营房屋供应土地充足,在重新优先排序后,上述东成里潜在公营房屋发展目前并无具体实施时间表。再者,该发展项目仅占潜在公营房屋用地约15%,不会完全阻碍其未来发展的可能性。项目最终上周五获批。(da/a)(港股报价延迟最少十五分钟。)
