智通财经APP讯,富力地产(02777)发布2024年年度业绩公告,营业额177.01亿元(人民币,下同),同比减少51.15%;公司所有者应占亏损177.1亿元,同比收窄12.17%;每股基本及摊薄亏损4.7196元。
公告称,集团的营业额主要来自物业发展、投资物业租金及酒店营运。于2024年,由于中国房地产行业持续低迷,集团物业发展的营业额由上年度的278.11亿元减少59%至115.17亿元。本年度的营业额乃基于169.3万平方米的交付面积,较上年度交付的300万平方米下降了44%。整体平均售价约为每平方米6800元(2023年:每平方米9270元)。
投资物业租金收入为8.33亿元(2023年:8.27亿元)。酒店营运营业额由上年度的63.65亿元减少至43.73亿元。
本年度净亏损主要归因于以下因素:(1)中国房地产业持续低迷,导致房地产开发的营业额和毛利下降;(2)发展中物业及已落成持作待售物业进一步减值拨备;及(3)当时附属公司的取消确认造成的亏损。
