截至2023年12月31日止年度，本集团位于湖北省武汉市的一家全资附属公司的土地及房屋因城市轨道交通建设被政府征收而获得一次性补偿收益约3.37亿元(一次性补偿收益)。剔除该项一次性补偿收益的影响，本公司经营盈利及本公司所有者应占盈利分别较上年下降15.9%和35.6%，主要由于2024年本集团房产开发业务确认收入的减少及确认收入房产项目毛利率较低。
