智通财经APP讯，万达酒店发展(00169)发布公告，于2025年4月17日，公司拟向买方(eLong, Inc.)出售目标公司(万达酒店管理(香港)有限公司)全部已发行股本，但须遵守当中所载条款，初步代价约为人民币24.97亿元，须作出调整(如有)。
目标公司为一间于中国香港注册成立的有限公司，于本公告日期由公司全资拥有。目标集团为中国领先的酒店服务供应商，主要从事酒店管理和运营、酒店设计、酒店建设管理及相关咨询以及其他辅助业务。
公司认为，出售事项为集团提供一个机会，以EV/2023 EBITDA倍数9.5倍(经对EBITDA作出必要调整后)变现其于目标集团的投资，该倍数在可比公司倍数范围内。公司认为出售事项将使公司解锁酒店管理业务分部的部分价值，原因为鉴于投资者对公司另一业务分部(即投资物业租赁业务)持保守态度，公司认为股份当前交易价格低于其实际价值。此外，集团将能够继续专注于目前的投资物业租赁业务。公司亦有意将投资业务多元化，以涵盖文化及旅游业并寻找及物色合适的国内外投资机会。
