智通财经APP获悉,仲量联行发布报告称,香港整体甲级写字楼租赁市场于2月录得净吸纳量后,3月录得负吸纳量6.31万平方呎,主要由于先前企业办公楼整合和搬迁活动后,令大量楼面重回市场。3月主要商业区空置率仍相对稳定,当中,中环及港岛东空置率保持平稳;而湾仔/铜锣湾及尖沙咀的空置率有所改善,分别下跌0.1及0.6个百分点;九龙东空置率因新项目“THE CENDAS”竣工而上升至21.3%。
仲量联行港岛商业部主管郭礼言表示,整体甲级写字楼空置率升至13.7%主要由于存量调整。事实上,商厦租赁交投仍然活跃,教育机构为金融及金融相关行业以外另一活跃市场的租户。值得注意的是,东华学院葵兴校舍在葵兴“九龙贸易中心”A座,租用一层建筑面积达2.15万平方呎的空间,从同项目B座扩充。
仲量联行研究部资深董事钟楚如指,3月整体甲级写字楼租金持续下跌,按月轻微下降0.6%。中环和湾仔/铜锣湾的租金分别轻微下跌0.2%和0.4%。同时,港岛东录得最显著跌幅,租金回落1.2%。九龙东租金亦下降了0.2%。
