英皇国际(00163.HK) 旗下铜锣湾罗素街22至24号全幢,自意大利内衣品牌LA PERLA于2020年约满离场后,屡次以短租形式出租,近日终获得长约租户进驻。市场消息指,商铺获零售租户以月租约150万元,以总面积约8,740方呎计,呎租约172元,远较2015年铺市高峰时月租约750万元低八成。
翻查资料,LA PERLA于2015年起,以月租750万元、呎租858元承租该幢物业,创该铺租金高峰,惟最终于2020年约满离场。其后该铺多次以短租形式租出,包括租予adidas×GUCCI及Esprit作快闪店,及后亦有英国发展商Berkeley Group以约80万元短租约一个多月。另外,英皇娱乐去年8月以短租形式租用一年,月租约50万元、呎租57元,将该铺变身“0 e:ffect”期间限定店,惟该店提早五个月、于今年3月初离场。(sl/da)(港股报价延迟最少十五分钟。)
