金吾财讯 | 华泰证券表示，4月16日，统计局发布了3月全国房地产市场基本情况。数据显示，3月商品房销售面积在核心城市复苏行情的带动下环比上升，且新房和二手房价格环比上涨的城市数量均有所增加，而销售回暖带动房企运营端现金流迎来边际改善。投资端，由于部分房企仍面临库存去化压力，一季度开工意愿仍相对较低，开竣工处于下行周期。3月数据显示房地产市场销售边际回暖，一线城市二手住宅价格指数环比由跌转涨，且二手住宅价格指数环比上涨的城市较2月有所增加。往前看，该行更加看好以一线城市为代表的核心城市复苏节奏，同时预计主流房企销售有望在低基数以及行业复苏背景下率先迎来企稳，并看好行业集中度进一步提升。
