据《香港01》报道,毗邻西半山豪宅天汇的罗便臣道101号夏蕙苑,内房龙光集团(03380.HK) 沽出约于2017年购入的六个单位,每伙实用面积均为2,075方呎,连同7个车位总成交价1.62亿元,成交呎价约1.3万元。新买家料为新世界发展(00017.HK) 相关人士。
上述夏蕙苑6伙原先由3家公司持有,该批公司的注册办事处均为九龙站环球贸易广场68楼02至03A室,即为龙光的香港写字楼地址。
龙光在2017年买入夏蕙苑4伙,曾被市场形容是“落钉”。报道称,该4伙成交价介乎5,500万至6,000万元,呎价约2.65万至2.89万元。当时总成交价高达约2.33亿元,而且更需缴付高达楼价30%的辣招税,涉及约7,000万元。计及估计透过“买壳”形式购入的其余两伙,估计作价也至少高达5,500万元,总收购价高达约3.4亿元,另外再加上涉及约7,000万元的辣招税。连税务开支计,估计是次出售亏损近2.5亿元。
