中原地产亚太区副主席兼住宅部总裁陈永杰表示，近期本港楼市以一手主导，新盘以低价推售。新地(00016.HK) 旗下西沙“SIERRA SEA”首轮累积大批向隅客，料本周六(3日)再次即日“一Q清台”机会极大。
陈永杰透露，首轮客人当中，用家及投资者入市比例占约30%及70%，用家以年青客居多。中原地产首轮录一组大手客人入市7伙作收租用途，以及多组客人购入多于一伙。他亦指，项目邻近科学园及香港中文大学，有稳定及持续的企业专才及大学生租客需求，租金回报料可达约4厘。
陈永杰亦指，4月下旬关税战开始有缓和迹象，整体市场气氛逐步回升，全月录约1,200宗一手成交， 5月份黄金周档期，参考项目首轮内地客入市比例占约20%，次轮销售正值黄金周假期，料内地客入市个案更会上升。
陈永杰预期，本月多个大型新盘接连推售，一手成交可录约2,000宗，短期内二手市场焦点被分散，但整体租金持续高企，即将踏入暑假租赁旺季，加上憧憬今年息口继续回落，市场预料5月美国有机会再次减息，“供平过租”情况更见明显，相信可进一步刺激买家入市意欲，市场购买力逐步释放。(js/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-04-30 16:25。)
