针对香港土地注册处发表2025年4月份统计数字,世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示,香港楼市四月份成交量持续上升,较上个月增加6.1%至5694宗。4月初,由于全球贸易局势紧张及经济不确定性加剧,投资意欲受到负面影响,潜在买家采取观望态度,对成交量及楼价产生了负面影响。然而,情况在月底有所改善,更多成交出现。基于4月下旬香港楼市活动有所增加,预计2025年第二季度的成交量(相较于第一季)将实现双位数增长。
至于一手市场,预计发展商将重新评估定价和策略后推盘,主要集中销售现有货尾。
截至2025年3月,香港房屋局数据显示已落成楼宇但仍未售出的私人住宅数目达到创纪录的27600个单位,反映对发展商有一定压力。
为了吸引买家,发展商推出各种买楼优惠,包括灵活付款计划、无须入息证明及通过压力测试按揭贷款等。因此,一手成交有望在2025年第二季度占30%至40%的市场成交。
