金吾财讯 | 华泰证券研报指,4月,百强房企(公司可比口径)单月销售金额环比下降14.8%,同比下降14.6%,降幅较3月走阔2.7个百分点;1-4月累计销售金额同比下降10.1%,增速较1-3月走阔1.8个百分点。从前瞻指标来看,4月销售市场迎来季节性调整,整体带看量与二手中介门店成交量环比均有所回落。进入二季度,该行认为房地产行业增量政策窗口逐步打开,结合更加积极有为的宏观政策以及更加积极的财政政策定调,该行认为后续需关注实操政策落地节奏。该行提到,网签数据方面,4月1-27日,44城新房/22城二手房同比-13.3%/+18.7%,环比-31.1%/-9.0%,新房二手房环比均有所回落。往前看,考虑到一线城市的政策弹性更大,该行更加看好以一线城市为代表的核心城市复苏节奏,以及在对应区域拥有储备或新获取资源的房企的估值修复,继续推荐具备“好信用、好城市、好产品”逻辑的地产股,同时业绩与现金流稳健的物管公司亦有望受益于市场止跌回稳。
