智通财经APP获悉，摩根大通发布研报称，近日香港银行同业拆息(HIBOR)已从约4%大幅降至约3.1%，从基本面而言预料对地产股带来正面影响，因为借贷成本下降，预测浮动息率债务融资成本年化每下降1个百分点，地产商的盈利可平均增加5%。
然而小摩指出，除非HIBOR降至2.2%以下，否则预料对按揭利率不会产生影响，认为HIBOR的波动并不是左右地产股股价表现的主要因素，目前更看好股息稳定、资本回收良好、涉猎必需消费品零售等子行业的公司，首选太古地产(01972)、领展房产基金(00823)、置地及信和置业(00083)。
