金吾财讯 | 中泰国际发布房地产行业周报,上周(至5月4日)30大中城市商品新房成交量达149万平方米,同比上升42.2%,优于前周的20.9%同比下跌,环比下跌13.6%,差于前周的15.7%环比增长。不同类别城市皆同比上涨。上周同比变化率:一、二、三线城市分别为+49.6%、+52.7%、+2.6%(前周同比:-20.4%、-22.7%、-17.3%)。该行指,近年每逢假期,内地民众较为多出行,新房销售相对较少受到关注。上周新房成交量则同比反弹,大致可反映今年“五一”假期期间新房销售胜去年。同期商品房存销比也环比下跌。可是目前宏观经济面对不同国内外不确定因素,例如美国关税政策,房地产市场也有机会受影响。另一方面,该行认为市场期望中央新增更多支持房地产市场政策。内房港股投资方面,该行选取国企开发商。关注个股:中国海外发展(00688)、越秀地产(00123)[注:上周关注 - 中国海外发展、华润置地(01109)]
