仲量联行今天发布的《香港住宅销售市场综述》指出,楼市自2021年踏入下行周期后,发展商因应市场需求变化而调整发展策略,并已渐成两大发展趋势。在经济及楼市存在不明朗的因素下,较有销售保证的甲类住宅(实用面积约431平方呎或以下)于十年间急增,去年已占私人住宅落成量约44.5%,今年将进一步增加;同时,内地及本港中小型发展商过去两年减少吸纳土地储备,导致今明两年的60%私人住宅落成量将来自新地(00016.HK) 、长实集团(01113.HK) 及恒地(00012.HK) 三大发展商,较2023至2024年不足40%的比例显著提升。
仲量联行研究部资深董事钟楚如指出,现时新盘货尾仍不乏其他发展商所发展的新盘项目,待货尾逐步消化后,主要供应量来自三大发展商的形势将更明显,中期而言,将有助发展商调节推盘节奏,令主要住宅发展区的新盘竞争减弱,减低爆发价格战的机会。由于楼市前景仍然未明,预期发展商对吸纳地皮仍会较审慎,大型发展商土地储备较充裕,相信新盘落成量主要来自大型发展商的情况未来数年将会持续。(su/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-05-06 16:25。)
