智通财经APP获悉，恒基地产(00012)早盘涨近7%，截至发稿，涨5.52%，报23.9港元，成交额2.71亿港元。
美银发布研报称，恒地股息率7.9%相对香港发展商平均5.4%具吸引力。如果一个月期香港银行同业拆息(HIBOR)长期维持在2%水平，预计楼市投资需求将回升。且恒地产品主要针对投资者，即单位面积较小及市区地点。此外，恒地连同股东贷款的42%净负债率，将更受惠于较低的浮动利率。该行沽算HIBOR每下降1厘，恒地净利润在年化基础上可能提高6%，于香港发展商中敏感度最高。
交银国际此前发布研报称，预计恒基地产2025-2027年租金收入将稳定增长，在新项目的带动下，其租金复合增长率约13%。然而，由于集团物业开发周期仍有不确定性，该行下调集团目标价至23.02港元，较每股资产净值折让60%，维持“中性”评级。
