自2021年5月首批公募REITs项目获批以来，经过4年的摸索与发展，公募REITs市场已从破冰试点发展成为资本市场的重要组成部分。Choice数据显示，截至5月26日，公募REITs累计发行66只产品，“首发+扩募”合计募集规模接近1800亿元，二级市场总市值更是达到1986亿元，逼近2000亿元大关。业内人士认为，公募REITs这一创新工具不仅为盘活存量资产提供了市场化解决方案，而且在优化投资者资产配置、促进民营经济高质量发展等方面展现出独特的价值。
成长过程中难免会有阵痛。在高速发展的同时，公募REITs市场也面临不少难题与挑战。站在新起点，公募REITs如何在“常态化发行”轨道上行稳致远，是当下市场各方深入探讨的重要课题。
