恒地(00012.HK) 长沙湾Belgravia Place第1期今日(28日)举行竣工仪式。恒基物业代理董事及营业(一)部总中经理林达民表示，项目日前已取到入伙纸，预计可于9月交楼。
他指，项目第1期售出514个单位，占可供发售单位72%，平均售价为526.25万元，平均呎价16,880元。连同第2期，累计沽出647伙，均价549.4万元，均呎16,799元。
他透露，由于项目临近入伙，目前正考虑加价，幅度或介乎3至5%。
对于启德THE HENLEY下调80伙售价17.5%，林达民指，集团一贯以市价卖楼，因此调整售价的做法合理。
另外，对于楼市发展，他认为现时楼价已低到无可再低，部分更已跌破成本价，因此未来的下降空间不大。他相信，明年一手货尾会回落到较低水平，料楼价会重拾升轨。(sl/j)(港股报价延迟最少十五分钟。沽空资料截至 2025-05-28 12:25。)
