6月3日，联合资信公布评级报告，万科企业股份有限公司2022年度第一期绿色中期票据获“AAA”评级。
联合资信评级报告认为，万科企业股份有限公司（以下简称“公司”）作为国内较早从事房地产开发的房地产龙头企业之一，经历了多轮周期，行业经验丰富，区域布局相对均衡，所开发物业业态多元。公司较早布局拓展城市配套服务相关业务，物流、商业、长租公寓等多元化业务发展态势良好。2024年，公司签约销售金额大幅下降，筹资活动现金流延续净流出态势，公司通过盘活存量资产等手段化解流动性压力，并在第一大股东的支持下完成2024年及2025年一季度公开市场债券兑付。但受开发业务结算毛利率大幅下降、计提信用减值和存货跌价准备、非主业财务投资亏损以及折价处置资产回笼资金等因素影响，公司2024年大幅亏损。目前公司短期债务占比偏高，再融资压力大。伴随公司力求确保安全底线压降债务与回笼资金，公司资产规模与盈利指标下降压力仍大。公司个体信用表现有所下降，但2025年1月以来公司第一大股东充实公司经营管理力量，并对公司支持力度有所加大，有利于缓解公司的债务偿还风险。
