智通财经APP获悉，内房股早盘集体走低，截至发稿，富力地产(02777)跌8.16%，报0.9港元；融创中国(01918)跌5.76%，报1.31港元；新城发展(01030)跌5.15%，报1.84港元；雅居乐集团(03383)跌4.65%，报0.41港元。
消息面上，据中指研究院，2025年1-5月，百强房企销售总额为14436.4亿元，同比下降10.8%，降幅较1-4月基本持平，微降0.6个百分点。5月单月，百强房企销售额同比下降17.3%，较4月单月降幅扩大0.5个百分点。另据克尔瑞地产数据，2025年1-5月，中国房地产市场整体延续止跌回稳态势。百强房企5月单月实现销售操盘金额2945.8亿元，环比增长3.5%。1-5月累计实现销售操盘金额13127.5亿元。
天风证券指出，5月百强销售额环比回升，但单月、累计同比增速降幅较4月均有扩大，新房市场仍面临增速波动压力。5月5年期LPR、公积金贷款利率均实现调降，降息刺激效果有待显现；6月年中冲刺节点临近，百强销售有望延续环比增势，单月及累计同比不排除继续走弱可能。该行认为，政策表态“促进房地产行业止跌企稳”，基本面拐点或将近，增量政策预期持续。交易端，市场“底部共识”增强，“短线政策博弈+中长期估值修复”逻辑更加顺畅。
