据联合早报，受地缘政治变化和日元贬值影响，国际热钱今年以来流向日本房地产市场，首都东京的房产买气尤其红火。东京一栋40年公寓房租飞涨260%至320%的新闻，近期引发热议。该公寓位于板桥区，居民大多是老租户，有些已住了30多年。据日媒称，有租户今年1月收到涨房租的通知，30平方米一房公寓的月租从7万2500日元(约合3600元人民币)涨到19万日元(约合9430元人民币)，涨幅约2.5倍。涨租通知发布后，已有四成住户搬离了公寓。
日本一房地产中介推测，物业管理公司试图驱逐以低价租房的租户，并要从经营民宿中赚取1.5倍的利润。日本舆论批评这种行为只为追求短期利益，无视日本法律和居民生命安全。
据大型房地产服务公司仲量联行(JLL)调查，日本房地产投资额今年第一季超过2万亿日元，是该调查自2007年开始以来，首次创下如此高位。这当中又以首都东京的表现最突出，以110亿美元位居全球榜首。另外，一项调查发现，中国投资者在日本购买房产的地区不断扩大，之前以平民占多数的新宿区、足立区、江户川区等为主，如今已扩大到价格更高的涩谷区、港区、中央区等。
