瑞银发表研报指，有传领展(00823.HK) 正评估分拆海外资产，并于新加坡以房地产投资信托基金(REIT)形式上市的可能性，截至今年3月底止领展的海外资产估值达248亿元，占其总投资组合约11%，当中包括新加坡商场、澳洲写字楼与商场及英国写字楼物业等，海外物业应占年度净租金总额达14亿元，相当于净资产收益率5.7%。
瑞银认为，若分拆最终成事，将释放领展的资产价值，并加速其轻资产转型，在乐观情况下假设按账面价值剥离资产，估计可带来1.24亿元的潜在持续管理费及60亿元的价值释放，但考虑到资产规模庞大，分阶段进行或更可行。
该行又指，分拆后领展可将业务经营重心重新聚焦于香港及中国内地，亦可能带来进一步股价上行空间，基于估值模型给予目标价44.2元，评级“买入”。(gc/j)(港股报价延迟最少十五分钟。沽空资料截至 2025-06-10 12:25。)
