智通财经APP讯，有利集团(00406)公布，预期该集团截至2025年3月31日止年度取得净亏损约1亿-1.3亿港元，而2024年同期净溢利6600万港元。
公告称，业绩变动主要是由于以下因素的综合影响：(i)政府公营房屋建筑项目的合约价格负向调整，导致合约价值减少并对集团建筑业务的毛利率造成不利影响;(ii)香港物业市场下调导致集团商业投资物业的未变现重估亏损;及(iii)由于财政年度下半年施工通知减少，导致若干大型装修合约的毛利率下降，装修业务的溢利减少。上述负面影响部分被根据2015年订立的搬迁补偿协议于财政年度内从业主收取的物业实物补偿的净值而产生的溢利增加所抵销，该协议订明有关搬迁中国内地深圳龙华工厂的补偿条款。
