金吾财讯 | 内房股回暖，截至发稿，新城发展(01030)涨6.22%，富力地产(02777)涨5.10%，中国金茂(00817)涨4.72%，绿城中国(03900)涨4.15%，融创中国(01918)涨2.86%，融信中国(03301)涨3.37%。消息面上，中金公司发研报指，短期来看行业磨底期或还将持续一段时间，但中长期维度上修复空间十分可观。该机构认为总住房销量修复至历史合理水平对应的上行空间十分可观，一、二手房占比结构的再平衡也意味着新房交易量的修复空间可能更大，届时各项投资端指标也有望在当年至滞后两年的时间维度上陆续转入上行周期。中信证券研报表示，2025年二季度来，房地产基本面走弱，交易量回落，房价跌幅扩大。中信证券认为季节因素及2025年需求侧政策支持阶段性变少，是基本面走弱的主要原因。但是，政策框架已经清晰，止跌回稳的目标并无变化，中信证券认为2025年下半年增量政策和基本面走稳仍然可期。
