【瑞银:预计今年香港住宅价格将保持平稳 首选恒基地产和新鸿基地产】金十数据6月16日讯,瑞银发表研究报告指,香港发展商或已渡过最坏的再融资风险,截至去年12月,发展商到期贷款总额按年下降约20%至2010亿港元。此外,港银同业拆息大幅下调,亦会带动住宅成交。然而,由于高杠杆发展商仍持有9100个可售单位,定价问题仍然存在。该行估计,今年香港住宅价格将保持平稳,而明年随着降息、租金增长复苏及新推盘减少的带动,楼价预期回升0至5%。该行仍然看好香港发展商,首选恒基地产(00012.HK)和新鸿基地产(00016.HK),上调目标价12%及2%,分别至29港元及96港元,而信和置业(00083.HK)目标价则由10.5港元下调至9.8港元。
