智通财经APP讯，资本策略地产(00497)发布公告，集团预期截至2025年3月31日止年度取得本公司拥有人应占综合亏损约16.5亿港元至17亿港元，而截至2024年3月31日止年度则取得本公司拥有人应占综合亏损4.26亿港元。
该综合亏损主要归因于以下项目：销售物业收益减少;及截至2025年3月31日止年度本集团投资物业的公平值不利变动、本集团持作出售物业撇减及合营企业及联营公司物业的减值拨备，而根据年度独立重估的初步结果，此部分所涉金额估计约为11.5亿港元。投资物业的公平值变动、持作出售物业撇减及合营企业及联营公司物业的减值拨备均为非现金项目，不会对本集团的经营现金流构成影响。本集团的整体财务、业务及营运状况仍然维持稳健。
