Stratus Properties Inc. has entered into a significant partnership for the development of Holden Hills Phase 2, a mixed-use real estate project located in the Barton Creek community, southwest of Austin, Texas. On June 13, 2025, Stratus, through its subsidiaries, formed a partnership with SWPD Investments, LLC for the Holden Hills Phase 2 Project, a 570-acre development adjacent to the 495-acre Holden Hills Phase 1. This project is designed to include a mix of commercial and residential spaces, complemented by outdoor recreational and greenspace amenities. The partnership, structured under a limited partnership agreement, involves an initial capital contribution where Stratus contributed land and infrastructure valued at approximately $95.7 million, while SWPD Investments contributed $47.9 million in cash. Following this, an equal equity capital interest of 50% in the partnership was established between Stratus and SWPD Investments. The development is part of Stratus' larger vision to create an interconnected community branded as Holden Hills.
