《港楼》第一太平戴维斯:香港写字楼市场现复苏迹象 租金复苏或早于预期

第一太平戴维斯最新发表6月香港写字楼租赁市场报告,称香港写字楼市场近期出现复苏信号,受惠于IPO市场回暖及金融业扩张需求,中环优质办公空间的租金或提早反弹。当中,美资投资管理公司Jane Street(简街)预租中环新海滨三号用地写字楼的70%楼面面积,进一步巩固市场对核心区优质写字楼的强劲需求。
报告又提到,香港写字楼供应量在创高峰后将趋紧,2025至2028年新增670万平方呎供应,但2029至2032年供应量将锐减至150万平方呎,长远或推动空置率下降至6%,租金复苏可能早于预期。

第一太平戴维斯九龙商业楼宇租务部副资深董事姚伟明表示,香港写字楼租赁市场短期内仍然有许多人正在应对与债务相关的压力,预计将继续面临困境,预计今年租金将进一步下跌5至10%。(mn/u)
