【特约大V】郭家耀:地缘政局有望缓和 有利大市进一步走强

金吾财讯 | 美股周一先跌后反弹,市场憧憬中东局势有望缓和,大市早段低开后迅速回升,三大指数均录得升幅收市。美元持续向下,美国十年期债息回落至4.34厘水平,金价及油价显着下滑。港股预托证券大致向好,预料大市早段跟随高开。内地股市昨日造好,沪综指低开高走,收市上升0.7%,沪深两市成交额亦略为增加。港股昨日跟随外围先跌后反弹,指数低见23,200点水平,其后回升并倒升收市,整体成交保持活跃。外围气氛良好,地缘政局有望缓和,有利大市进一步走强,指数可望挑战24,000点阻力,下方支持在23,200点水平。行业消息领展(0823)去年业绩稳健增长,总收益达142.23亿元,按年增长4.8%,而物业收入净额则增长5.5%至106.19亿元。可分派总额亦上升4.6%至70.25亿元,反映出香港市场的坚韧表现及上海七宝领展广场的贡献。香港物业收益及收入分别增长1.5%和2.8%,租用率高达97.8%。商户每平方尺的平均租金为63.3元,虽然轻微下跌,但仍显示出稳定性。零售商户的销售额按年下跌3%,但优于整体零售市场的7%跌幅,显示出领展旗下物业的韧性。内地物业表现理想,以人民币计算,总收益增长29.7%,物业收入净额增长28.9%,租用率保持在95.9%。续租租金调整率录得负0.7%,但剔除表现不佳的北京中关村领展广场后,则有7.6%的正增长。据报管理层正考虑将部分资产分拆在新加坡上市,预料行动有助释放领展的资产价值。领展股息率达6厘,有不俗吸引力,后市展望乐观。(笔者为证监会持牌人仕,本人及相关人士没持有上述股份)
