瑞银发表研究报告指，发展局近日向立法会提交文件，容许大多数酒店或商厦改装成学生宿舍，且无需任何规划程序。先导计划将于今年7月中正式接受申请，首批学生宿舍最快可在2026/27学年投入使用。
瑞银表示，由于香港住宅存量是商厦存量的5至6倍，因此改建对商厦市场的影响可能较住宅市场大。然而，该行并不预期所有商厦都可改建为学生宿舍，因为这将取决于楼层平面图、地理位置、及住宅与商厦之间的租金差异和装修成本。
该行认为，商厦转型很可能发生在乙级及丙级写字楼，而非甲厦。不过，商厦转型导致乙级写字楼空置率下降，或会对甲级写字楼产生正面的溢出影响。就股票而言，置地、太古地产(01972.HK) 、太古A(00019.HK) 及信置(00083.HK) 可能受惠，但对住宅发展商影响则或略为负面。(sl/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-06-20 16:25。)
