瑞银发表研究报告指,香港发展局近日向立法会提交文件,容许大多数酒店或商厦改装成学生宿舍,且无需任何规划程序。先导计划将于今年7月中正式接受申请,首批学生宿舍最快可在2026/27学年投入使用。该行表示,由于香港住宅存量是商厦存量的5至6倍,因此改建对商厦市场的影响可能较住宅市场大。然而,该行并不预期所有商厦都可改建为学生宿舍,因为这将取决于楼层平面图、地理位置、及住宅与商厦之间的租金差异和装修成本。 该行认为,商厦转型很可能发生在乙级及丙级写字楼,而非甲厦。不过,商厦转型导致乙级写字楼空置率下降,或会对甲级写字楼产生正面的溢出影响。就股票而言,置地、太古地产、太古A及信和置业可能受惠,但对住宅发展商影响则或略为负面。
