【券商聚焦】华泰证券:存量房收储实际落地规模有限 更看好一线城市为代表的核心城市复苏节奏

金吾财讯 | 华泰证券表示,24年5月中央提出存量房收储政策以来,多个省市出台收储细则,但实际落地规模有限。今年以来,中央进一步优化收储政策,在收购主体、价格和用途方面给予城市政府更大自主权,同时央行下调保障性住房再贷款利率25bp至1.5%。5月以来,地方利用专项债券、城中村改造专项借款等资金支持推进存量房收储的案例有所增加,但年初至今的落地规模仍有较大提升空间。该机构期待政策持续优化和发力下,存量房收储能为房地产行业“止跌回稳”贡献更大力量。该机构更加看好以一线城市为代表的核心城市复苏节奏,继续推荐具备“三好”逻辑(好信用、好城市、好产品)的地产股,分红与业绩稳健的头部物管公司,以及受益于香港资产重估逻辑的港股高股息REIT。
