大行评级|瑞银:上调恒隆地产评级至“买入” 风险回报状况吸引

瑞银发表报告,对恒隆地产的评级由“中性”升至“买入”,认为该股风险回报状况吸引。受可持续派息、潜在资产置换及基本面展望改善所支撑,该行提升对其估值基础,资产净值(NAV)折让由75%收窄至60%,目标价相应由6.1港元上调至8.4港元。 报告指,由于恒隆地产的股息率维持在7.5%的高水平,因此下行风险似乎有限。值得注意的是,目前的以股代息安排将比预期提早六个月结束,即在2025财政年度业绩公布后结束。展望未来,该行认为出售东半山豪宅御峰,以及内地零售业销售额持续复苏,将为集团带来潜在催化剂。另外,该行对恒隆地产2025至2027年基本盈利预测上调1%至2%,反映利息支出预测获下调。
