研报掘金丨中金:调高恒隆地产目标价8% 利息开支料降

中金调高恒隆地产(0101.HK)目标价8%,至8港元,维持“跑赢行业”评级及盈利预测不变。主要反映基本面压力缓释、香港银行同业拆息下滑对利息开支减低,以及港股整体改善。当前交易于股息收益率7.5厘,对应11.8倍核心市盈率,在目前市况下提供较强吸引力。 中金预料,内地消费环境整体向好,恒隆地产内地商场组合零售额跌幅或较去年第四季收窄,固定租金占比近八成,认为表现有望优于零售额,同时去年基数条件,料内地商场租金收入全年微跌。而香港物业延续既有经营态势,机会型资产处置或有助回笼资金,香港租赁收入去年受个别零售物业和写字楼较大规模租户租约续签调整影响减9%,若剔除这影响则跌1%至2%,预期今年香港物业组合租金收入微跌。 该集团资本开支或年内达峰,明年起逐步下降,净负债率料略上行。今年有望延续以股代息以缓解净负债率压力,明年起或重新评估该计划必要性。恒隆地产今年底净负债率料较去年底33.4%有所上行,但维持40%以下水平。
