心光盲人院与九仓(00004.HK) 合作重建的心光盲人院暨学校,于去年底向城规会申请放宽建筑物高度限制,同年遭否决,该校不服结果申请复核,惟最新再遭拒绝相关规划及复核申请。
心光盲人院暨学校位于薄扶林道131号,地盘面积6.95万平方呎,已完成土地用途修订,属“住宅(丙类)7”用地,项目2022年已获批准作住宅发展,准建83伙住宅,涉及13.2万平方呎。申请人去年底提出放宽高限,建筑物高度限制由151米新增约8.6%至164米,申建4幢10至11层高分层住宅,单位由获准方案的83伙,增加63%或52伙至135伙,总楼面维持不变。
据规划署最新的文件显示,修订后的申请,收窄了现有的车路及人行道,该申请去年在城规会审理时已遭拒绝。心光就增建单位申请提出复核,规划署最新指出,申请人未能充分证明拟议发展不会对薄扶林道造成不良交通影响;另放宽建筑高度限制欠缺新增的理据,该项目一带无重大规划变动或技术修改,加上仍有公众持反对意见,反映修订计划仍未获得广泛支持,未能为重新审视提供充分理由,拒绝其复核申请,料本周五(27日)在城规会亦难获得通过复核。(sl/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-06-25 16:25。)
