瑞银:料售美国物业对太古A(00019)股价有轻微正面影响

智通财经APP获悉,瑞银发布研报称,太古A(00019)及太古地产(01972)联合公布,以代价最高约5.49亿美元,折合约42.8亿港元,出售美国迈阿密物业Brickell City Centre零售部分全部75%权益、共用设施及停车场部分予Simon Property。瑞银对太古A评级为“沽售”,目标价59.9港元。

该行预计此次出售可能对太古A股价有轻微正面影响,估计此次出售可能将太古A 2025年预估的经调整债务对EBITDA比率从4.63倍改善至4.59倍,仍高于标普要求的4.5倍水平。同时预计公司不会在公告后进行股份回购,原因包括债务对EBITDA比率仍高于4.5倍;太古地产表示现金收益将优先用于支持其每年中单位数的每股股息增长目标,其次用于新投资收购或股份回购,而非债务偿还。交易完成后,太古A预计将录得除税前收益7.25亿港元,占该行2025年预估基础利润的6%。
