戴德梁行香港董事总经理萧亮辉指,全港整体写字楼待租率于第二季维持稳定,最新录得19.3%,惟正净吸纳量按季减半至71,400平方呎,同时,庞大的潜在供应持续压抑租金,第二季整体租金再下调1%,令上半年累计跌幅达3.4%。
萧亮辉表示,上半年香港交易所的首次公开招股(IPO)集资额重夺全球首位,随着更多中国内地企业来港上市,预期将会进一步提振写字楼市场情绪,并带动银行金融及专业服务等相关行业的租赁需求。尽管市场情绪有所改善,但庞大的未来新增供应及高待租率仍可能在未来数季对租金表现构成压力,预计新供应于年底落成后,待租率或会升至21%至22%。戴德梁行维持今年全年整体写字楼租金将下跌约7%至9%的预测。
商铺租赁市场方面,他提到,第二季核心区一线街铺空置率大致呈上升趋势,以铜锣湾空置率的升幅较为明显,由上季的5.3%升至13.2%,旺角和中环则分别按季微升至9.5%及8.6%;季内只有尖沙咀空置率保持平稳,维持在9.4%水平。
租金方面,随着一线街铺空置压力上升,各区一线街铺租金亦重现疲态而普遍下调。铜锣湾、尖沙咀及旺角街铺租金按季分别跌3.6%、3.4%及1.7%,而中环则因受较强韧的本地需求支持,街铺租金按季微升0.2%。
展望后市,他称,随着启德体育园和主场馆开幕,政府将继续积极推动各世界级大型活动和演唱会,有望招徕更多国际旅客来港观光消费。他预计下半年一线街铺及餐饮租金将大致维持平稳,全年或轻微下降约1%至3%。(sl/da)
