据报油塘湾“巨无霸”商住项目批出首期补地价逾44亿元 平均呎价超过3,000元

星岛》引述消息报道,政府已就油塘湾“巨无霸”商住项目批出首期补地价费用,涉及金额逾44亿元,平均每方呎楼面补价逾3,000元。分析预期,由于补地价费用过高,相信发展商接纳机会不大。
该项目由恒基(00012.HK) 、新地(00016.HK) 及会德丰地产等6大发展商合作,可建总楼面面积逾408万方呎,料可提供6,236伙住宅单位,惟经过超过四年磋商,政府与发展商仍未能就项目补地价达成协议。

发展商最终建议将项目分拆作4期发展,并逐期申请补地价,以降低发展风险。当中,以第1期为商住综合发展,其余3期则为纯住宅。第1期可建楼面面积约147.7万方呎,非住宅楼面约10万方呎,住宅单位数目将较其余3期为多,如按政府最新批出的平均每方呎楼面补价逾3,000元计算,涉及补地价金额超过44.3亿元。(hc/j)(港股报价延迟最少十五分钟。沽空资料截至 2025-07-02 16:25。)
