政府昨日(10日)宣布收回新田科技城及三宝树湿地保育公园第一期发展用地,首批将涉及约62公顷。瑞银发表研究报告指,相信此公布将为市场带来正面惊喜。该行提到,恒地(00012.HK) 截至去年12月,在新田科技城持有610万平方呎的农地储备。按最新的收地价每平方呎1,032元计算,估计在最极端的情况下,新田科技城的所有农地储备被收回,恒地可收取高达60亿元的现金。在此情况下,恒地将录得78%的出售利润率,或49亿元的税前溢利。
