大行评级|摩根大通:香港地产股短期或获利回吐 建议增持太古地产、领展

摩根大通发表报告,指恒基地产提议发行80亿港元的可转换债券(CB)。鉴于近期股价表现强劲,此次融资或许并不完全意外,但选择可转换债券略为令人意外,因为这在香港地产公司中并非常用方式。鉴于其低成本(0.5%的票面利率),该行认为这可能促使其他发展商(即使是财务状况较好的公司)探索可转换债券作为降低平均融资成本的方式。 自6月中旬以来,香港地产板块跑赢恒生指数8%。然而,最新可转换债券发行加上香港银行同业拆息(HIBOR)上升,可能引发短期获利回吐。在股价回调时,该行建议增持具有明显催化剂的股票:太古地产(回购+内地零售业务改善)及领展(纳入南向通+资本循环)。对于恒地,在市场消化可能疲弱的2025年上半年业绩(该行预测受2024年上半年一次性项目的影响,净利润将按年下降46%)后,该行会选择买入。从战术角度看,该行也看好九龙仓置业可望追落后。
