金吾财讯 | 交银国际发布房地产行业月报，根据克而瑞的初步数据，2025年6月全口径销售总额由5月3,162亿元（人民币，下同）环比上升17.2%至3,708亿元。该机构跟踪的21家主要上市开发商6月销售额环比上升12.3%。在6月销售额排名前十开发商中，全数均为国企，保利发展排名第一。6 月份随着国常会定调进一步优化现有政策、更大力推动房地产市场发展，预计地方将进一步结合自身情况 “因城施策”，推动房地产政策精准落地和有效执行。国家统计局2025年5月数据同比跌幅有所收窄，70大中城市商品住宅价格指数，5月新建商品住宅价格指数同比/环比分别下跌4.1%/0.2%，二手商品住宅价格指数同比/环比分别下跌6.3%/0.5%。该机构预计二级市场的需求将持续改善并好于一级市场。随着资本市场情绪好转，一些领先的民营企业可能会借机加速其债务重组进程。中长期该机构继续看好华润置地(01109/买入)和越秀地产(00123/买入)，这两家公司在过去几年的销售表现优异，且在销售方面执行能力更强。
