The analysis, based on proprietary home lending data from January to May 2025, highlights a trend of buyers seeking properties in outer metropolitan areas. These suburbs offer a blend of affordability, space, and connectivity, thanks to major infrastructure investments. Truganina, located in Melbourne, tops NAB's list, followed by Roxburgh Park, also in Melbourne. Other Melbourne suburbs making the top ten include Point Cook, Cranbourne East, and Tarneit. Sydney suburbs like Yarramundi - Londonderry and Schofields, along with Perth's Piara Waters - Forrestdale, also feature prominently. NAB Executive for Home Lending, Denton Pugh, noted that despite the Reserve Bank of Australia not cutting interest rates this month, there is an expectation of future rate cuts, potentially boosting buyer confidence even further. This, combined with improved market conditions, is driving more home buyers to enter the market. The analysis suggests that while interest rates remain relatively high, many buyers believe the peak has passed and are eager to make their purchases before prices rise again. NAB forecasts a continued recovery in capital city prices through 2025, with stronger growth anticipated in 2026.
