新世界发展(00017.HK) 伙拍帝国集团、资本策略地产(00497.HK) 、丽新发展(00488.HK) 及港铁(00066.HK) 合作发展，黄竹坑站第5B期项目滶晨II公布首张价单，涉及80伙，首张价单折实平均呎价约为21,800元。美联物业住宅部首席执行官布少明表示，港岛区全新大型新盘“滶晨”销售反应热烈，备受用家及长线投资客追捧，故是次推出的“滶晨II”承接旺势应市，而发展商是次开价参考之前滶晨的订价及市场反应，首张价单开价持续吸引，及具竞争力，料吸引不少长线投资客垂青，占比料达四成，并相信内地客占比约有四成。
布少明表示，发展商早前推出的“滶晨”，首张价单以港岛南岸的新低价推出，抢占市场焦点及购买力，由于市场需求殷切，故是次“滶晨II”的开价相当克制，加上屋苑景观及配套，以及港铁上盖交通优势，大型商场等，料项目推出仍然销情热炽。预计项目投资客比例料占约四成，落成后租金呎价料约有70至80元水平，租金回报率逾4厘水平。
