本月初市场有消息指,永伦集团出售旗下铜锣湾景隆街20至28号地盘,近日资料显示,登记买家为景隆中心有限公司,董事为美图公司(01357.HK) 创办人蔡文胜,购入价7.5亿元,以重建楼面约8.1万方呎计,每方呎楼面价约逾9,200元。估计永伦集团账面最少损失逾10亿元,蚀幅约六成,计及重建的建筑成本等其他开支,实际亏蚀幅度有可能更大。
物业前身为新安大楼,新世界(00017.HK) 早于2015年起开始收购,曾以约2亿元购入逾三成业权,及后于2018年转售予永伦集团;永伦继续收购该厦剩余单位,其中4个地铺,向已故“赌王”何鸿燊四太太梁安琪购入、作价2.15亿元;因物业尚有少数单位未能成功收购,永伦在2021年透过强拍以约14.5亿元一统项目业权,市场估计总投资额介乎18亿至20亿元。
至于新买家蔡文胜,继今年5月斥资6.5亿收购天后整幢商厦亨环.天后后,早前亦收购两家上市公司控股权,包括入股中国金融租赁(02312.HK) 和中国新经济投资(00080.HK) 。(ss/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-07-23 16:25。)
