摩根大通发表研究报告指,根据仲量联行发布的次季数据,香港写字楼市场租金按季跌幅进一步扩大,但空置率暂时维持稳定,与租赁业务地产商优先维持出租率的策略一致,不过续租租金持续下降将构成压力。基于新增供应,仲量联行预期空置率将进一步上升,租金跌幅可能会持续到2027年。 零售物业方面,租金按季跌幅同样加剧,空置率升至10.5%的历史新高。对多数收租股而言,由于去年起零售销售下滑,摩通预期今年上半年续租租金将出现低单位数的降幅。但自今年5月起,零售销售已有触底迹象,因此预期租金将于2026年转趋稳定。 股份方面,摩通看好太古地产,因其内地零售租赁业务改善,以及有潜在股份回购;看好领展必需品零售持续稳定及互联互通机制;并看好九龙仓置业,因其高端零售触底,而且表现落后。
