深圳国际(00152.HK) 公布华南物流园项目一期转型升级进展，根据“土地整备协议”及其补充协议相关条款的约定，全资附属华南物流公司与“市规资局龙华局”于周四(24日)就华南转型项目“第一期留用土地”的出让事宜签订土地使用权出让合同，“第一期留用土地”面积为2.19万平方米，规定建筑面积约12.65万平方米，土地使用权出让价款为约2.66亿元人民币(约2.92亿元港币)。土地用途为二类居住用地，使用年期为70年。
集团表示，华南转型项目所涉地块的规划性质已由原单一物流仓储用地逐步变更为以数字经济产业为核心、配套高端商业和居住功能的综合性用地。留用土地将在新规划下分期确权、分批开发，以逐步实现土地增值收 益和开发收益。
由于第一期留用土地最终出让价款低于原预计金额，该地块的土地整备收益将相应增加，并预期将会为集团2025年业绩贡献额外税后收益约4,989万元人民币(约5,482万港元)。(hc/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-07-25 16:25。)
