路透北京7月30日 - 国际评级机构穆迪周三发布报告称,未来12-18个月,中资银行个人住房不良贷款将继续上升;同时,房地产对公贷款的资产风险可能已经见顶。

报告指出,贸易紧张局势升级将对中国的经济增长构成挑战,这可能会削弱消费者信心、居民收入前景和偿债能力。

此外,2023年8月起降低住房抵押贷款首付比例将提高购房者的负担能力并鼓励购房,但这对银行的资产质量具有负面信用影响,因为较大的贷款金额将增加借款人承压时的违约风险,并在房地产市场下行时降低贷款回收率。

报告并称,虽然中资银行住房抵押贷款的违约几率和违约损失率正在上升,且高于其他亚太区同业,但较高的居民储蓄和强劲的贷款损失准备金是有力的风险缓解因素。

对公地产贷款方面,报告指出,截至今年3月底,中资银行房地产开发贷款占贷款总额比例已从2020年6月底的7.2%降至5.2%。虽然银行将响应“白名单”计划等支持性政策,但预计银行业在向房地产业发放新的贷款时仍将审慎,并侧重于风险管理和资本保全。(完)
