智通财经APP获悉，香港差饷物业估价署数据显示，今年6月全港私人住宅楼价指数报286.7点，较5月所报286.6点，按月微升0.03%，连升三个月，按年则跌5.2%；上半年累跌0.86%。世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示，展望未来，随着库存逐渐消化，发展商或会减少降价幅度。这将支撑整体住宅价格。鉴于市场气氛改善及融资成本仍低，加上楼价指数连续3个月维持平稳，对楼市触底持乐观态度。这或意味着楼价自2021年以来下跌趋势将会中断。
他指出，近月低息环境持续，住宅物业正利差再次显现，吸引买家兴趣。尤其是用家及收租投资者正逐步入市，但鉴于目前高库存量，发展商积极推售现有单位。尽管一手市场占比上升，这并未推动住宅价格上升。
