澳洲九号台7月31日报道，墨尔本CBD正迎来一波复苏热潮，零售空置率已降至疫情 后的最低水平。然而，与之形成鲜明对比的是，Docklands地区仍面临诸多挑战。

最新数据显示，CBD的复苏势头显著，相较之下，其他地区的恢复步伐则显得相对 缓慢。

CBD的零售空置率已降至5.5%，远低于2021年近30%的高点，改善幅度相当可观。

墨尔本市市长Nicholas Reece表示：“我们的街道重新焕发生机，零售业正经历一 场复兴，这对墨尔本来说是一个非常令人振奋的时刻。”

这一下降趋势部分得益于老牌企业的回归以及新兴企业的进驻。

曾一度关闭的甜品 品牌Cupcake Central，是选择重新在CBD开张的企业之一。

“这是Cupcake Central重返CBD的最佳时机，”该品牌的Thin Neu表示，“我们开业 当天，街道上排起了长队，大家热情地欢迎我们回来。”

他还补充称：“你能真切感受到这里的氛围，生意重新蓬勃起来了。” 此外，国际品牌的入驻也进一步增强了本地商家的信心。例如，Mecca即将在 Bourke St开设一间三层楼的旗舰店，为CBD注入更多活力。

不过，Docklands的情况则截然不同，目前该区的商业空置率仍维持在约15%的高位。

Reece指出：“Docklands的复苏速度确实比城市其它地区慢一些，但整体趋势仍然 积极向好。”
